EXPERIENCE
Our team's focus is centered around REO listing maintenance and BPO assignments that includes the best possible service. Our professional designations include; Equator Ceritified Platinum REO, Certified REO Specialist through Harris Universities, REO Best Practices, (CBS) Certified BPO Specialist, and (RSD) REO Specialist Designation.
FINANCIAL RECOURCES
We have the financial recources to maintain an unlimited quantity of homes, including monthly utilites, maintenance, re-key, and repairs.
PROPERTY MANAGEMENT
We have the experience to manage and maintain the REO home. We have a list of vendors, that supply interior and exterior cleaning, that includes landscaping, trash cleanup, and necessary repairs to make the property marketable.
RESPONSE TIME
We are able to respond within 24-hours, to secure and re-key the premises upon vacancy.
TEAM
We have a team of Brokers and Realtors in place to maintain the REO listing and can respond immediately. In addition to our Brokers and Realtors, our team consist of but not limited to maintenance contractors, landscapers, transaction coordinators, lenders, all the resources needed to maintain the REO listing throughout the full process of the listing.

We are currently located in the heart of the South Bay in Redondo Beach, Ca. We cover the entire County of Los Angeles.

INITIAL STEPS

Drive-by Inspection of property

Re-key and Secure premises

Inform Lender of Occupancy/Status

Provide eviction services if needed and collect rents

Comprehensive BPO including interior and exterior photos

Arrange for Trash Removal, Yard Cleaning & complete interior cleaning

Initiate utilities

Arrange for lawn care and cleaning

Suggest appropriate repair or renovation

Open bids for repair or renovation

Discuss Potential hazards with lender

Maintain contact with lender until listed on the market
DURING THE LISTING PROCESS

Place in one or more MLS immediately

Provide written verification of MLS placement

Arrange for appropriate signage

Schedule aggressive marketing

Follow up all showings for buyer feedback

Monitor home for security, cleanliness, and lawn care

Supervise repairs, advise when completed

Complete status reports when needed including schedule of advertising

Updated BPO as requested

Mail bills to lender for payment or reimbursement

Report any vandalism immediately, file police report

Handle all emergency repairs or situations

Keep lender informed of property status at all times
SALE AND CLOSING

Advise REO department of all offers

Send copy of signed contract to lender

Regular monitoring of the loan processing

Inform lender of any appraisal requirements

Monitor all contingencies in agreement

Report any problems immediately

Advise REO department when closing is scheduled

Send closing statement by overnight mail to lender

Submit all final bills to lender
